1. Now that you have found the  right representative

As your Buyer’s Agent ,a  wealth of information is at your fingertips. Don't miss out on the best rates, Ask me about the get new mortgage programs and which banks have these programs.  Remenber the more times your credit is pulled , the more your score drops. Do not give your social security number on line. Use local lenders who have been around awhile.

2.  Find out what your price range is

I will work with you and your loan officer to find the best program for the type of home loan your looking for.This will give you a good idea of what you can afford. When your ready to start looking for a  home, you will need  a written mortgage pre-approval .  Speaking to your lender is easy. As your Real Estate Agent . I can help you with the list of things you will need and the terms the lender is using. Lenders usually do not charge you to be pre-qualified.  The lender will explain what you need to do to qualify for your mortgage.

3.  Find out what your local market looks like

I will set up a private email of homes for sale in your area. If you see homes you would like to View. The contract you have you signed with Mary LeBlanc Realty gives us permission to represent you and show you the homes in your price range.  We keep your information confidental. We negotiate the best price for you and help with solutions when problems araise. As you Agent,I  will work with your Banker, your Attorney, your Home inspector, Pest inspectors,contractors for well testing , septic inspections, zoning issues , engineers and surveyors......just to name a few.

4.  Write down what your true needs and wants are

Compose a needs/wants list that takes into consideration your local market conditions, your price range. We will view several homes, together. Each home will have qualities you like and there may be things you dislike. Keep a list and let me know , I am  looking at many homes every day and may fine it for you, while at a Broker open house or tour. Communication is key in finding the right home for you. Don't judge a book by its cover or its photo. Sometimes pictures do not show you the true layout or look of a home. If it has the some of the right qualities for you, drive by it. and if its right for you ,lets go inside .

5.  Find your dream home!

Once you’re ready to act, you may be surprised by how quickly you can make a decision.  Armed with your pre-approval,  market knowledge, and your needs / wants list, we can hit the pavement and being viewing homes. When you find   ‘the house’,  you will know it!  Before you make an offer,I will create a Market Analysis for you, This will show the Value Range of your home.  Once your offer is accepted the work really begins, Your home needs to be inspected (approx. cost $500-$750+) and appraised (approx. $500).In addition to scheduling your move.

Lender (Appraiser)
A bank is not just a bank. Having the right backer is extremely important – it is your money we’re talking about after all! Make sure that your lender and financial representative is someone you feel comfortable with. Be wary of any lender who promises you more than you think you can reasonably afford. Your lenders may or may not require an independent appraisal, and typically will make arrangements for the appraisal themselves. The  cost is approx $500, for a residential appraisal in Connecticut.

Lawyer
Your home purchase is far too important a transaction to skimp on legal representation at the risk of leaving yourself open to costly future issues. Find a lawyer who is willing to take the time to answer your questions and who specializes in real estate law.

Home Inspector, Pest inspectors, well testing, septic testing ,Radon ect......
No home inspection is 100% guaranteed, and the cost of the inspection, to catch a major problem now is certainly better than many thousands to correct that ‘surprise’ down the road. Ask your agent for suggestions.

Contractor
Planning some renovations? The home renovation industry is booming, and in some markets, booking a contractor must be done months in advance. Don’t let finding the right contractor slip through the cracks – planning ahead will almost certainly make your renovation smoother, and you contractor will appreciate the advance notice. Your agent can set up times to meet your contractor at your home to get estimates before closing if needed.
